The primary reason for asphalt failure is the penetration of water into the base beneath the pavement. Sun, wind and water cause the asphalt to harden, or oxidize. When the pavement becomes dry and brittle it begins to crack and break down. Sealcoat acts as a waterproof layer on your driveway, similar to what wax does for your vehicle. It not only slows the oxidation process but helps the water to run off the pavement, preventing it from entering the base material. In fact, regular sealcoating and crack filling could double the life of your pavement.

Maintenance Tips

Sprinkler systems should be turned off at least 12 hours before we arrive and should remain off for a minimum of 12 hours after we sealcoat.
