Sealcoating

We recommend sealcoating your asphalt every two to three years. Heavy traffic, dirt and debris, chemicals, shovel and plow scraping, puddling water and harsh temperatures can all shorten the life of the sealant. For brand new pavement, we recommend sealing between nine and twelve months after installation.

In full sun you can walk on it after 4 to 6 hours, though we recommend waiting at least 12. Do not drive on it for 24 to 48 hours depending on ground temperatures, and we recommend a full 48 hours before driving or parking. Humidity, cold and cloudy days increase dry time; hot, sunny days reduce it.

You can do it yourself for slightly less, but it's a very messy job and off-the-shelf sealant won't have the same adhesion properties or rich dark color as a BorderLines professionally applied sealcoat. Our special formula includes polymers that increase strength and elasticity, reducing tearing and cracking during freeze and thaw cycles, and we add sand to increase traction when the asphalt is wet.

Pavement sealer will not adhere to an oil stain unless the stain is first torched and treated with an oil spot primer, which we do before applying sealer. On heavy stains we will do our best, but we can't guarantee complete coverage.

We hand apply the sealer with a Prostran© nylon brush, much like applying paint to a porous piece of wood. Brushing it back and forth fills all the voids and gaps in the asphalt, and light brush marks are normal.
