We look at your budget and the degree of damage, then recommend the right option, from a temporary overlay to full reclamation.
For an overlay we level off the surface and thoroughly clean the affected area; for a premium repair we saw cut with a diamond blade and remove the asphalt debris.
Depending on the underlying structure, we re-compact the existing foundation or add Class-5 rock, then tamp it with a plate compactor until the base is structurally sound.
We apply an asphalt tack coat that glues the new layer to the existing one, then pour hot-mix asphalt and feather it into the voids.
The new asphalt is raked and tamped, or compacted with a multi-ton vibratory roller on paving projects, for a finished surface.
A temporary overlay will last anywhere from 1-3 years. It is a common, cost-effective repair for parking lots with potholes, low spots, or minor deterioration.
A premium repair, also called a cutout or saw cut repair, addresses the structural issue at the foundation. We saw cut the area with a diamond blade, remove the debris, and either re-compact the existing foundation or add Class-5 rock, since insufficient base material is the primary cause of pavement failure.
Infrared is a seamless repair that recycles the existing asphalt and requires little or no new material. Radiated heat brings the asphalt to a working temperature of about 350 degrees, then we rake out the bad aggregate, apply an asphalt rejuvenator to replenish oils lost from oxidation, add some extra hot mix, and re-compact the area.
Reclamation is typically used when the pavement is so severely damaged that temporary repairs no longer make financial sense. We grind the existing asphalt down 10-12 inches, reuse it as base material at a minimum compacted depth of 8 inches, set proper grade and slope, then pave over the new surface.
We remove and haul away the asphalt to the depth of the base rock, verify the solidity of the base and substrate, correct elevation by adding or hauling away base rock, lay premium grade hot-mix asphalt, and compact it with a multi-ton vibratory roller.
